Novi Sad welcomes an innovative office space that integrates global practices in sustainable real estate development
The Elleven building is an A-class office property of the highest standards, located at Hajduk Veljkova 11a, two kilometers from the center of Novi Sad. It spans 22,000 square meters of office space across ten floors, with units ranging from 350 to 2,200 square meters each. The space is bathed in natural light, with office ceilings reaching 3.7 meters in height, and features two green terraces on the roof. The complex will be surrounded by green areas, promoting employee productivity and well-being, with a sports center, equestrian club, racetrack, as well as numerous cafes and restaurants in close proximity.
Elleven is in the process of obtaining LEED Platinum certification, confirming its energy efficiency and sustainability, making it the only office building in Novi Sad with this prestigious status. The building integrates eco-mobility, biodiversity, and recycling projects, actively contributing to environmental protection. Charging stations for electric bikes and scooters will be installed, in addition to 290 parking spaces, 50 of which are reserved for electric vehicles. The building will ensure 100% recycling of waste, while rainwater recycling will be facilitated through a basin on the underground level, with the collected water being reused for toilets and irrigating outdoor areas.
